Do I need to do mutation of my late fathers leased shop with my mother as co-owner?

ET Wealth Reader's Query: My father passed away recently, leaving behind a shop which is on a lease and license (L&L) agreement and my mother as a co-owner. Do I need to apply for mutation of this commercial property or can we continue with the current ownership structure?
